Thank you so much for the feedback. I appreciate your numbers of 150-200 for instance for each unit before you consider it a do-able deal. I am at almost 400 a month for this duplex with rents - (PITI + expenses). I think there is always a fear factor in any deal you do but I guess it's making the step that counts. Otherwise the cash I have for the down would more than likely collect dust in my savings account or the hubby would run off to buy a new toy! I love these forums and am so truly grateful for the info provided. Thanks again, Keely
PS: I am a real estate broker with a property management company so in that regard I can self-manage the properties without the added expense of doing so through another vendor (although the cost of time will always be a liability I will face.) :-D
