I have discovered some good leads that I am currently trying to establish cotact with owners who have notice of defaults from the realtytrac database. But I personally know of a friend of mine who is goiong thru a foreclosure but it is not showing up.
i have never really heard anything good about them. mostly people saying that they are very late with there information and sometimes mix banckruptcies and divorces in with the foreclosures (may affect your marketting)
as i said this is just hear-say and i have no personal experience with them. try doing a search of this site and im sure you will come up with the info your looking for.
I checked on a few properties on the site. One specifically was listed as bank owned, and I called the contact number listed and spoke to the agent. This was about 2 months ago. Just recently it was put on the market, and is alrdy pending.
Still best to research manually at the court house, I quess. This will get the most accurate and up to date data.

If it is OK to post government and bank REO websites then why was my post deleted the other day? I posted a contact name, email address and phone number for the person I had at Ocwen for a fellow TCI member asking for that information and my post was deleted. I would like to understand what I did wrong so I can avoid it nex time---thanks to anyone who can clear this up for me--EB
by simply telling them that if it goes to sale there credit will be ruined and they will be tossed out on the street by the cops. tell them rather then that happening you can get them some cash and buy there house out of foreclosure therefore saving there credit and getting them money to move on.
yeah i agree, they obviously wont be able to go out and finance a new ferrari but it sounds pretty damn good to them. they just want to be done with it.
in my experience the people who are the farthest along in the foreclosure process (closest to date of sale) are the most motivated. they know they dont have much time or much hope. they finally relize that there third cuisins nephew isnt going to give them the 20k loan they need to bring it current.[ Edited by ZinOrganization on Date 07/19/2005 ]
Make sure you read Civil Code Section 1695 here in California.
