With Or Without The House?

I found a piece of property in a pretty decent neighborhood. It has the ugliest house that is falling down sitting in the middle of it. The land is really nice and is worth $20,000. Should I, myself, tear down the house and sell the land for what I can get...or just keep looking until I find that some one who can invision the land without this house?

It is in New Caney Texas (if that helps for property value). I'm getting an awesome deal..price wise. That is unless I have to tear down the house.
