Hello everyone. I am new to this board but I decided that I would not just be an observer that I would actually be a proactive real estate investor.
I decided to jump in head first with pre-foreclosures. I talked with a real estate attorney over the phone and told him exactly what I was trying to accomplish. He told me that he would help me along the way and that I should go ahead and start trying to put some deals together.
Today, I went to my the county courthouse and bought a 4 page list. I am in the process of printing letters and I will have the letters in the mail by the end of this evening.
I am determined to make this work! If you have any advice please let me know.
This sale is being listed by Rural Development, not someone servicing a loan for FHA, they list the sale date, the minimum bid requirement and that the sale must be paid by cashiers check. Is it too late to work out anything prior to the courhouse sale? Is it now out of the homeowners hands? I would appreciate any insight please--EB

In preforeclosures, I usually get the deed and record the deed into a land trust. That way I can list the property with a realtor.
There is not a realtor in central florida that will let you list the property on the MLS if you do not currently own it.

We are required to have all the signatures of ALL the "owners of record" on our listing agreements in VA.
