actually this is not an uncommon deal although a lot of trust is involved that he will release his lien etc. I would have it escrowed that way it should take place. You could sell a marginal home that way, i.e. 20% carryback and then forgive part or all of the debt. At times no interest is collected or payments on the carryback. What he is doing is allowing you to get into the properties no money down which can be a good thing if the vallue is there.
Last week I gave $34K to a buyer to put in his account and then pull out as a cashiers check to the title company to settle a couple of judgements that he had outstanding so that he could by the house for $169K that we paid 90K for and put 24K into.. There was also a carryback as well of the 34K and some extra. Total net is around 20K on this one and whatever gets paid on the second..
In CRE all kinds of things take place, especially with marginal borrowers like this one

I can see the headlines now - Victorian house gives birth to kittens. I think you are on the right track and have it worked out. We deal with this sort of thing too. Dealing with a bird building a nest in an eave right now. We are just going to let it be until the eggs hatch and the birdies leave the nest, then cover up the access hole.

Your wife is a smart lady.... The mom cat will carry the kittens out as soon as they can walk and their eyes open. Especially if you are in a hot area of the country. It will get really hot for them. Also, sounds like the wait is worth not having to do more work.
Mom cat will not go potty in your ceiling, cats are clean, and as for the kittens.... too small amount, and mom cats clean up the bed. Cats are very clean.
This too will past, but then when the family moves out, close up the area. If a cat can get in.... then so can other critters.

And look.... what a great story you have. And your correct.... no mice, birds, or rats..... there is always a bright side!
PS. If you want the mom cat to move the kittens out faster, then you can put some kind of box with an old blanket in it, close the box completely, and cut a hole in the side of the box, just big enough for mom cat to get into. Then like the above person suggested, open a can of cat food, and feed her there. She will move the kittens into the box eventually. If the box is in a private and quiet area. Once the entire family is in the box, you can take the entire family to a pet adoption center. Just look in the phone book.
When I had a handyman install them, they charged around $100 buck for the installation labor. So roughly $225 per window + labor.
Granted, this is NC prices not MD.
The least amount you can while still ensuring you are getting the product with the features you want and a competent installation.

Animal control usually has one of those nifty traps that they loan out for free. They work well.
