Why Would Anyone Want An Assigned Contract?

I commented on a post, and I felt it would make a good article for the newbies out there who don't fully understand the "Assigning Contract". A fellow TCI'er on here made a good point, Its like getting a good deal on a used car. If anything, I feel as it almost scratching someone elses back who's investing is rehabbing. For example. Many deals assigned to rehabbers or other investors, need rehab, some a more than others. A rehabber can fix up the home, sell it for a profit, and the property can still be a bargin to a party who wants the property for a home. Most of your investors are not greedy, and they want to help, along with make money, which makes this carreer a pleasant one. Think of it first in small terms. Would you have a proplem with an indivudal making 25 dollars, when you can make 30 on top of their 25? Its all part of making the industry wheels turn. Yes, the gains are higher than 25 dollars, but its the same idea. So think of it as a helping hand in all aspects, not someone trying 2 rip off another individual.

    Always baffles me why anybody would resent somebody else making a buck, when there's plenty of $$$$ left over for the buyer/a$$ignee.



    I've been involved in plenty of deals where all parties made money, and nobody really cared what the others made.

      A rehabber just closed a property I assigned over to them today. They got a house at $89,000 that will be worth $120,000 after they do $5000 in repairs. They were happy. The seller got her foreclosure redeemed (10 days before her redemption period was up I might add) and wakled away with $1200 for moving expenses. She was happy. I went and picked up my check from the title company for $4,200 walked across the street and cashed it. I WAS HAPPY! It was a win,win,win situation. Why would ANYONE have a problem with that??!!
