    Bill,

Scott Rister is the man when it comes to wholesale flipping a house. He is one of the moderators here on TCI so you shouldn't have any problem finding some of his posts and articles. Here's a link to one of his course I think you might be looking for. Welcome to the TCI family!

I am also interested in the wholesale flipping concept. Please let me know of any mentors and books as well.

I would buy the course and also find out if you can bird dog for someone. That way you get to understand the core of the business and as you look for properties, your mentor would tell you what to watch out for and even learn to estimate repair.

    another word of advise ....

there are lot of courses that show you 100 wsays to get leads. Speaking from experience, be ready to get 1 deal out of 150 leads. The best way to start flipping is by putting aside some initial capital and have bird dogs working for you. Also agents are a great source of info.

"Fixer-Upper" listings are a good source for rehab properties. You may even find a few of them listed as "Needs TLC", "Handyman Special", etc. It's not uncommon to even find listings with "Owner Motivated", "Owner Desperate", or any combination of the above. Keep in mind that the listings that portray the seller as distressed will get a bunch of attention from other investors, so there will likely be some pretty stiff competition for them. Hope this helps. Happy hunting!
