Real Estate License

I am in the process of getting my real estate license. How could this help me or hurt me as an investor? surprised [ Edited by mark19401 on Date 12/18/2003 ]

    I've been told that having a Real Estate Licence, you will have to disclose that you are a Realtor. You may want to ask your teacher will that make a difference in how much money you can make. I've been told it can't hurt you or harm you. I do know that you a guarenteed to get paid no matter what. Good Luck on your test.

    There are a lot of investors with RE licenses. I am sure there are many pros to having a license; however, I have heard that in addition to disclosing that you are an agent to a seller, you are also considered an "expert" should you wind up in court over one of your investment deals.

    This is not a good position to defend yourself as the scale tends to tip in the non-expert's favor come judgment time.

    I am not sure how many agents have actually had their license work against them as investors. I sure would be interested in finding out.

    Any agents or former agents want to chime in?

    Having a real estate sales license doesn't necessarily mean that you are a Realtor. Having a real estate sales license does mean that you would have to make appropriate disclosures to all parties that you are a licensed real estate agent in any/all realty transactions in which you are acting as a licensed real estate saleperson and/or a principal.

    I"ve thought about going to school and getting a license. Wouldn't having access to much of the MLS and foreclosure world make my life easier if I had the access but not ever represented a buyer/seller in a transaction?
