How To Wholesale Large Package Of Luxury Properties

Good afternoon all:



I have just placed under contract a large group of Luxury properties and would like ideas to market them, sell them ASAP. The seller is asking for my assistance to generate some immediate cash for him.



Auction?



They will come with immediate equity, I am sure that becasue they are investment purchases the buyers would like to take some cash out, a few are listed at a price lower than apraised values. Any ideas to get around this issue?



Also I would like to market them to Investors in other states in order to get the most attention any ideas?

    Put the packages on www.backpage.com and www.craigslist.com in all major cities real estate for sale sections.

    You will be surprised at the response. Post in states like CA, FL, NY. If the properties have good equity you should get calls. Send me the list too with comps.

    Sell property from Bank to Buyer directly. Avoid double closings if Buyers is using conventional lender fiancing, you will always have chainof title issues and/or seasoning of title issues. If you are licensed in real estate (agent/broker) collect fee as a transaction broker between the two for set amount of the assignment. If you are not licensed, then you will have an addendum to the contract, paying your company, not an invdividual, a marketing fee for your service in the transaction. The fee will be paid by the seller from his/her net proceeds of the sale, like a realtors commission is paid. Ask your attorney first about this in your state, it is legal in most states if prepared correctly and all parties are in agreeement.

    I currently do rehabs in NYC. I want to move to CT because the market in NYC is risky now.

    Hows the market in CT. I was recommanded to start in the Bridgeport, which like you said is closer to the shore.
    what do you think about Bridgeport?
    hows the market overall in CT? how long does it take to sell a house there? what kind of profit do you see from a rehab?
