How Do You Find Your Deals?

Just doing a poll on how everyone finds their deals. What's your strategy? What have you found to work and what doesn't work for you?

    I worked with a RE Agent that focus on Foreclosure/REO. He is an agent in my farm area plus he has connection with small banks and he personally does the eviction. That seems to be working pretty well for me so far.

    Admitedly still new at this but I use the good ol newspaper - where I am I get the auctions/estate death/divorce and fsbo/re agents all on a couple of pages every week - like here is money pages to me. Still learning - and some of the best have been thur realestate agents.

    I use other people. I've followed the Cash Flow System courses that I bought a year ago or so. I have a mailman (actually a lady), a guy who works for the gas company, and 2 college girls. They keep an eye out for ugly houses. When they see one that fits, they fill out a sheet and take a couple of pictures for me. I give them $10 for each lead. It works real well.

    Ron LeGrand really went all the way when he made the Cash Flow Systems/Library. I know they are cheap on ebay right now and 1888uglyhouse(dot)com.

    I find most of my deals through the MLS, however as of late, my referral leads have been growing more and more and in time I expect them to be my primary source for deals.

    Hey Steve,

    I read an artilce (well a chat session) on another RE site. It was very inspiring and gave alot of ideas on how to find deals in the MLS (especially since most people I talk to say that can't find good deals in the MLS).

    I've found several potentially good deals. Thanks for the input.
