antonyo.
Glad to meet you.
Included within the Big Bucks Bird-Dogging E-Book is a Contractual Agreement that you an your investor enter into and sign. So you have the proper paperwork to pursue any claims you may have against the investor for not paying you.
An investor would be foolish to try an cheat his Bird Dog, number one you could cloud the title to the property he did not pay you for and take him to court for money owed. Most likely it would be Small Claims Court so there would be no Attorney expense. In Nevada small claims court goes up to $5000.00 for money owed.
I think the important thing here is that if an investor is making money from the leads you provide him with, it is highly unlikely he will cheat you. The analogy here is "why bite the hand that feeds you".
Welcome on board this board, keep posting and I hope this gives you a better understanding of how you are protected as a Bird Dog.
John $Cash$ Locke
Antonyo,
I just wanted to echo what the $Cash$ said. These investors will love you. You will make them lots of money, the last thing they want to do is make you go away. You make things easy for them.
On average, the investor that recognizes utilizing the services of a bird-dog is invaluable to them, will not step over dollars to pick up pennies.
Meaning, they are not going to short you a $1,000 - $2000 bucks for the chance of ruining your leads that are generating $20k - $25k each. They would be insane.
However, you may run into the village idiot that decides to short you. You have a bullets in your gun. You can sue him for your cash and the big one, NEVER send him another lead again, EVER!!
Wow, cut him low. It is just not worth it to for them to ruin a great relationship with an outstanding bird-dog.
You the Monster!!!
