Wholesaling Questions Please Help
I am a newbie to the wholesaling process, but definetly want to get started. I have access to some pre-foreclosures in the Metro Detroit area. I am real estate licensed so I can do my own Comps. I also have 11 years of construction background (framing, roofing, drywall etc.) so I can estimate the cost of repairs if needed. The sales contract that I use states that I can assign the contract. Some of these homes have $30-100k+ in equity.
MY QUESTION IS...
Can I just approach these owners & offer to purchase their property at aprox $10,000+ above what they owe. Then assign the contract over to a buyer at a higher price? or is there a better approach?
Also what is the typical amount you charge the buyer to assign the contract over to them?
Also in another article Jeffrey Adam talked about an "EQUITY PURCHASE AGREEMENT".
What is this and has anyone else used this approach?

I do not know what state you are in but my first question is, Are you making the Homeowner aware that you are a licensed real estate agent? Secondly, have you discussed your real estate investment activities with your broker? If so, what is his/her response?

I too am looking for an investor-friendly escrow ,and title services in Cleveland, Ohio to work with for assigining deals.
Have you found one yet? If so who? Have you tried looking for a good real estate attorney that will handle the escrow instead of the traditional company?
Would like to have futher contact with you on this very interesting strategy. Have you had much success with assignments?

In quest for a title company I received an email from someone who refered me to company that handles assignments however all three parties must sign a disclosure.
In my opinion thats worst than a double close if you ask me. What do you guys think?
