wholesaling property with non-paying tenant

I want to wholesale one of my recent acquisitions as-is, where-is, and with a non-paying tenant.

When the investors start calling - how much will they try to grind down on the price because of the tenant issue. Do I even have to disclose she hasn't paid?

    Investors will want to grind you down as far as they can.

    It is truly up to you what you disclose about your property. I would suggest place all the facts on the negation table!

    Most will want a P&L statement on the subject investment any way.
