I live in the San Diego area and decided to invest out of state. A single property is just too much here, versus the cost in some of the bread basket states. And with as much as our prices have risen over the last couple of years, I'm afraid it could all come a tumbling down and I would be stuck with something.

Actually for me I did not have the goal of flipping properties, I got into it for the rental income, but found a property that I can either rent as a cash cow, or just sell it for the quick gain.
Do research and find a realtor you can trust. Take a couple of trips, get to know a particular area, and then use your realtor to send you any gems they find.
