Wholesale Help

Is wholesaling properties a good approach to real estate in the current market? Can anyone suggest good reading/training on the subject? Thanks

"realizing that you could replace most of your portfolio at a 40% to 50% discount vs what you owe on it."

Unless, of course, you bought the properties dirt cheap, rehabbed them youself, and then only borrowed as much money as you put into them. Then you would find that your properties are still worth more than you owe, and your tenants are still putting money in your pocket each month after they pay your bills....

Contracts are assignable unless specifically prohibited within the Contract.

Is this state specific or a nationwide standard?

Watch a lot of HGTV... You need to form a team for when you are ready. Call around and find friendly contractors. Tell them what you are trying to do. They will be glad to talk to you... Another good source is your local Home Improvement store. Make a friend at an auction. Ask them to take you the next time they go to a house.

You can always partner up with someone with experience, particularly if that person is a contractor.
    Good luck!
