Wholesale Deal Or Assign?

here is my dellima friend of mine moving out of town. has ahome he is four payments behind at 900.00 a www.month.rent is high because of refinace rent ussually 650-700 a month. payoff is 56,000 fair market value high 70,s low 80,000. was listed with realtor for 82,000.he is willing to deed me the property.should i sell it for a small profit or assign it for a smaller profit? needs advice? grin

    Can you make the $900/month payment until it sells? Is the property already in foreclosure? Can you make up the back payments and penalties?

    There is not much here for another investor. If you want to sell it will have to be to an end buyer.

    Here's why: Owes $56K, owes $3.5K in backpayments plus penalties (we'll round to $4.5K). On another post, you said that there was about $4K in repair work. Rounded up, that's about $65K, and that doesn't include closing costs for buying and selling, holding costs, etc. Add in a RE agent's fees and negotiating room, and there is no profit.

    For an end buyer to want it, you're going to have to fix it up, or offer it with attractive terms to someone willing to fix it up to live in. Either way, you'll have to be able to make the monthly until it sells and/or prevent it from foreclosing.
