I use 2 escrows to collect the assignment fees. The original contract for the original sales price is assigned to the buyer, the second escrow is to place my assignment fee prior to placing name on the original contract. The lender only sees the original sales price and they never know a flip occurred. Use the same closing attorney for both escrows.

I have people ask me frequently "what will you do when the market drops?"
I tell them I will do the same thing that I did the last time it did in my area.
Continue to market, buy cheaper and sell cheaper and make the same profit or more because the novice investors fall out of the market..
A down market is not bad to work in and has many more deals available.
The hardest market to work in is a rapidly declining market, one like Vegas when it dropped 50% in a year ;0
In declining markets you have to shoot ahead of the curve, you need to buy well below your target purchase price, figure repairs, holding costs, and get out quick as each month will decrease your margins...
