I WORKING ON A LOSS MITIGATION CASE FOR COUPLE ON LONG www.ISLAND.THEY SAID TWICE IN MY FIRST INTERVIEW THAT THEY WOULD SELL JUST TO GET A GOOD NIGHTS www.SLEEP.IM A MORTGAGE BROKER AND I DO LOSS MITIGATION FOR A FEE AND TO BE FIRST IN LINE ON HOT www.DEALS.THEY CANT AFFORD THE HOUSE EVEN IF I GET THE BANK TO REINSTATE.SO SHOULD I GO BACK TO THEM WITH AN OFFER OR SHOULD I TRY AND BUY THEM SOME MORE TIME WITH THE REINSTATEMENT I DO NOT WANT TO CONTACT THE BANK WITH TO FACES confused I READ ON THIS FORUM THAT YOU SHOULD NEVER STEAL IN SLOW MOTION

    Explain this to me. People pay you to do Loss Mitigation. Does this mean that you negotiate a lower payoff or what exactly? How do you advertise your services?

    I am not clear about your question. You want to know if it is OK to try and buy the house from a couple who want to sell it? It sounds OK to me, but I do not know how you promoted your services to these people.

    I CALL THE BANK ON THERE BEHALF TO STOP THE FORCLOSURE. MY FEE IS $2000 PAID UP FRONT IF I CANT STOP IT THEY GET THERE MONEY BACK. THE PROBLEM IS I LEFT THERE HOUSE WITH THEM UNDER THE IMPRESION THAT I WAS GOING TO JUST THAT BUT AFTER LOOKING AT THE FILE ,THEY JUST CANT AFFORD IT ANY MORE IT WOULD BE BEST FOR THEM TO SELL .I DONT WANT THEM TO THINK THAT THIS WAS MY INTENTION THE HOLE TIME .

    You are in an iffy position.

    If the future maybe you could have them complete a questionaire that tries to extract if they really just want to sell the house, can they afford the house extra, then review the results with them. Also educate them about the more common ways either keep the house or let the house go. Then when you talk about short sales you meantion that you have another company (LLC possibly) that does perform the short sales and because they were recommended by you there would be no additional costs.

    But you would still be in an iffy position. Obviously you have a lot of influence in their decisions because you are the expert. Hard to take a step back when there is money on the table.

    Back to the old saying "would it look good on the local news?"
