Who Is Responsible For The Rodents?

I have great tenants who have just reported that they have mice in a Single Family Home that they rent from me. Since they always pay on time (in cash) and take excellent care of the house, I am inclined to call and pay for an exterminator. My husband says that since it is a house and not an apartment, we are not responsible.

    I unknowingly bought a house infested with rats. It freaked me out so I hired a professional wildlife company. I could have done exactly what they did for $600 cheaper. They planted traps and sealed up all the access holes. Saw the same traps on the internet for $8. And there is plenty of information, and some common sense on how to secure your house.

    FYI - do not bait them, trap them. if you bait they die in the house and can smell.

    Personally, if it were me, since they are good tenants, I would pay to have an exterminator come out and take care of the problem. If you leave it to them you can have more damage/holes to your property, as well as them chewing on electrical wires, etc. It would be worth the money to insure the problem is gone.

    Somestimes there is just no helping it, the change of the weather, woods nearby, nearby construction, etc., can all cause mice to enter a single family home.

    I tried to set up some traps in my attic for my SFR. I stumbled and damaged my ceiling as I stepped in the wrong place with a lot of force. I could have injured myself as well. A professional is insured for this sort of mishap.

    I tell my tenants that I will be happy to pay for the first visit of the exterminator (should they need one for anything from ants to mice). After the first visit, it will be up to them, as part of the lease agreement, to continue treatment until the problem is solved.

    They usually feel that this is reasonable enough, and are quite happy with this arrangement.

    Hire somebody. You have proof that you did it as well as a witness if they try to sue you. Believe me I know.

    There are plenty of good pest control companies out there. Our service calls are just $50 and they guarantee their work.
