Who calls first???
John, Good afternoon.
Need your opinion on something.
When I find a house that looks like it might be a potential opportunity in my farm area, do you suggest that I call the owner or use other methods to contact the owner to see if they are interested
in selling their house? By other methods I mean: post cards, door hangers, direct mail etc.
I would think that if I make the first call to the owner then I am at the disadvantage since I approached them. If they call me first then it would seem that they are anxious enough to see what I have to offer.
You know what I mean.
I guess I just need some experienced advice on how to handle this question.
Your e-book covers the routine when the owner makes the first call but I did not remember reading anything that really covered this scenario

Direct mail has always been an effective method in finding motivated sellers.
I am of the opinion that once the seller calls you then you are in the Captains Chair from there on out. The reasoning is they called you for help, you now become the Doctor, they are in pain and you have the cure.
So Doctor Jim, let them speak first, your post card, business cards, bandit signs, etc. are the method to get them to speak first.
