Which Road To Take

I've been doing a lot of reading and scouring this site for a little while to decide which avenue I should persue(Birddog, Sub 2, L/O, Wholesale, Retail)
and I feel like I am getting info overload.

I'm leaining to Sub 2, because I don't have much $$ and credit is so-so, but would love any advice for a Newbie.

    Yes I have bought it and yes I have bought houses sub to using his manual. You get what you need but you will still need to make it state specific. Make sure you use this site as well.

    One other thing he will help you, you get his cell number and he answers it and will talk to you and help. It was the best money I have spent in my investing. Of course that is my 2 cents. Wish me luck have another appointment tonight 3rd one this week.

    Paul,

    The appointment was ok. They believe they have about 30,000 in equity and were not very motivated. Will let them sit on it for a while.

    As for finding sellers I just run my ads 24/7. It works.

    Where in the Midwest are you from?

    That's good about the ads. That seems like the area to REALLY focus on for me.

    RE doesn't always take $$ I know personally several people that have bought millions with jobs that paid in the 20K a year range. There is a lot available no money down. It is however easier if one has some $$ and I love subject to as a concept. Locke's book is well worth the $$

    You are so right. My very first Sub to deal was a $10 buck deal. So you are right this is the way to go.... However not all deals are so easy. Talk at great lenght today with John today. had a deal did my DD and wow the bank had file for foreclosure. The seller had told me point blank they were current. Just got off phone with her. Deal may fall apart. Not sure if I can work with someone who lied. John said it best . A deal that starts off bad ussual gets worse. Open for 2cents anyone?

    At times perseverance is the key to victory but... I agree with John, most deals I have done that started out bad generally I figured they cost me more than they were worth in stress, time, and hassle.
