Which Repairs Do You Tackle First?.......
On a substantial rehabs, generally do you seasoned investors take care of the bigger ticketed items first?? I have submitted my repair list to my HML, and I need to document what will be repaired in each of the three draws.
Should I take care of major repairs first?
Please inform...I need to turn in the list by tomorrow or today preferrably.

Do it logically. The simplest example is carpet, when do you install it? Almost last so it isn't ruined while rehabing other parts of the house. Paint or cabinet installation? Paint then install cabinets over painted wall instead of having to cut in around new cabinets. I don't think the price of the item has much to do with the order.
I like to start with curb appeal items first. Exterior paint and landscape.

I too paint the walls and ceilings FIRST, before I install cabinets.
Funny this came up yesterday.........my cabinet maker had just installed a set of cabinets for me on a new home.......he said that myself and one other builder (who is also a member here) are the only ones that paint first.
The others paint around and cut in after the fact. Makes no sense to me but.............each to his own.
Shamund, you need to make a list of what all there is to be accomplished.
Then based upon the list you need to figure out how it will effect the other phases.
Divide this up into 3 phases in which you will recieve your draw.
A good point was made about giving it curb appeal fairly quickly.

possible foundation problems(front door swings open on its own)
landscaping(which I had plan to do first for attention)
not sure whether to go w/ all new windows or not
paint (interior)
new carpet or refinish hardwoods(not sure yet)
other miscellaneous repairs
