As someone who is just going about to do her first L/O deal and has read a couple of L/O courses (including part of Diamond's) I am here to tell you that the absolute very best couse you can take is called The Lease Otion Forum brought to you by Creative Investor.
Just read these posts. Also read the articles, ask questions on the forum. Trust me, there isn't any more info than here.
I heard Wendy Patton last Sunday, She was pretty interesting. I had a friend of mine go also. He has been after me for the last 3 days to explain what she said and how he can start. He thought she was very good..
I have seen both Wendy and Vena as well. Both seem good for different reasons. Vena is about getting the wholesale deal first then do a l/o. Wendy is about controling the property through l/o then selling through l/o. Both are pretty powerful techniques. I think that for the Washington, DC area, where sellers know they have the upper-hand, that Wendy's system can generate more options. And isn't that what it is all about?
Barney Zick has a really good manual on the L/O agreements. It does not go into the marketing in any large way. Very creative. He is a numbers guy and has a CCIM designation so knows his RE math.
check out John Locke's course. We take houses with his method Subject to. We sell on a L/O (easier by state laws) got that l/o education from Bronchick and LeGrand. Check out Subject to same principal but controll is much better.
Best to you

I have Wendy's course and Vena Jones-Cox. Wendy does sandwich lease option, where as Vena does L/O with owner financing.
I personally like Vena's organization and presentation skills. She is a bit more grounded. Wendy plays a bit more to the "no money down" mentality.
