Which Is The Best Scenario?

1. to refinance my primary residence and get cash out in order to obtain a no doc investment loan that requires up to 20% down on the purchase of a duplex or quad. I would continue to live in my home

2. to sell my primary residence, take the profit and buy an owner-occupied quadplex, collecting rents on three units and living rent-free in the 4th - thereby freeing me from a mortgage.

(one detail -- my income is sporadic and inconsistent, but I have a good credit score)

    Both are DOABLE...it just matters what YOU are ComfortableWith...

    ....although, I would still try to get as close to 100% financing as YOU can.
