Which Comes First? Inspection Or Offer?

Ive heard people say different things. 1. you cant make a good offer without an inspection to know what needs fixing. and 2. make the offer contingent on an inspection, then adjust the offer if more problems are found.

what do you all do?

The only time I would do the inspection first is if it a foreclosure.

Get the property under contract first. Especially in today’s sellers market. Once under contract do the inspection.

9 times out of 10 you can negotiate repairs after the inspection, even if they are selling ”as is where is”
