One of the ways we find investors to pass deals onto, is to write down all the numbers we come across at stop lights, intersections etc. You know the signs (WE BUY HOUSES; STOP FORCLOSURE; etc; etc) Phone them and find out what areas they are looking in, what price range, what return do they want on there money, how will they be financing there deals(by doing this you will give yourself more options for finding deals etc.) Find out what sort of rehab they are willing to do if any! Basically just get as much info on there needs as possible then go out and find deals for them.
You will be surpized at the amount of investor that have those sign out at intersections, in the newspaper etc. that are not part of any investing forum or club online or otherwise!
Also let everyone and anyone know exactly what it is your doing, who knows you might be at a barbeque where you tell your friends about your new venture and hand out a couple of business cards. The next day they might talk to someone they know that are interested in buying/rehabbing a house and pass your card on!
Great info guys. I think the question of how to find investors is a very broadly asked one, due to the fact that they seem to be hidden until there is a deal on the table, then they are like a pack of wolves to the slaughter.
A good trick I have used is go to the property appraisers and get reports on any entity or person that has purchased more than one property in the last 12 months. Then start direct mailing them. They are usually investors. If you want an even more direct list, pick the areas you are working and the types of real estate you get, single family, commercial, etc.

Go to your REIA, most are newbies though. Secondly, talk to other wholesalers and see if you can get them to send you their leads. When they do they usually send you a list of all their other investors in their CCs on their emails.
Other than that find a house, but it up for sale cheap and watch the phone ring off the hook.
