Where To Find Apartment Buildings FOR SALE?

I have specialized in retail/office properties locally. However, I now have investors looking for ROI properties over $5mill and up to $50mill. for apartment complexes and hotels/motels.



I have checked all my resources such as LoopNet, CoStar, etc. but have not come up with a lot, since most of these tend to be pocket listings. Is there another way to locate sellers of apartment complexes? Mass mail perhaps?

    Try searching county tax records for properties behind in taxes! It will usually show you who has a low cash flow and may need to be assisted out of the property...

    I was looking through the forum for info on mobile home parks as I am thinking about going down that road. Your post is kind of old, did you do the deal? what kind of experience have you had with mobiles?
    I have met some investors who have done very well.

    apexnotes, hello! i agree with your suggestion of buying the park, and not just a mobile or mobiles. am beginning a dialogue with two park owners near my area...this is a first, definitely, for me...and am pretty jazzed about the prospect.
    do you have experience yourself with purchasing mhps?

    also, by any chance are you a member of treia, raleigh?
