wholesale, lease-option, or fsbo.

and of course where should I place my marketing dollars first. I don't want a deluge of calls just yet. Little scared rolleyes

    What would you like to do? Maybe you can do them all? After finding a deal, evaluate whether or not you should buy and hold, or flip the property. Then, if you want to buy and hold the property, ask yourself what the best way would be to obtain the property, lease-option, owner finance, etc. If not, how do you want to resell it when you are ready?

    If only we knew how to get only the people that we want to call calling us. We can target our marketing to certain groups, and get no calls from them. Sometimes They'll give your flyer to a friend, and the friend with a completely different situation will call you.
    Those obnoxious little signs on the side of the road are effective, but you should have more than one marketing strategy in place to get the best results. You can use flyers, post cards, letters, etc.
    Believe me when I tell you, having the phone ringing off the hook with the right people calling is never a problem that you can't handle. You will be able to take the most choice deals for yourself, until you can't handle any more. and best of all. You can then figgure out how to get paid by other investors that are looking for the ones that you can't handle yourself. "Marketing lets good things happen". Go for it.

    FMV = Full market value
    COmp = comparable sale
    Comparable sales made similar to that structure and property sold in recent history in so many words

    hey everybody i think i just got my foot in the investing door as a birddog :-D i called an ad in the penny saver CASH FOR YOUR HOUSE. well this man said that he would pay me for leads. He also said that i could go with him to see his work in action. im so excited, im kind of nervous too. :-D
