Any market is the best for flipping. What makes a good flip is a great profit.
If you are looking to buy and ride out the appreciation then the best two markets are Utah and Oregon (specifically Salt Lake & Bend) as the two hottest markets in the country for appreciation.
I just flipped a house here for 20-25K profit without touching it, sold a rehab and took home 80K so I of course think that this is a great market!.
For me the best market is whatever market I am working in and should be for you too.
I have never heard that about the insurance claim rights.
I would have the damages mitigated prior to purchase or I would lower the PP.
Surely someone knows how to get ahold of him and he has an email address that you or a family member could write to and make him aware of the situation.
