Where Does Everyone Get Their Legal Forms?

do you write them up from scratch, use pre-made forms, or assemble them from different parts and pieces or a little of everything?

    Dear Megla noh mania.

A little of everything. I buy a lot of forms from the Realtors that I belong too, they are really wordy and run on for pages trying to protect my fellow Realtors to the sins they do two by two and pay for one by one. Can you believe they got as heavy as 15 pages for a simple offer to purchase.

Of course I have my own and I reduce them down to a few paragraphs and I add a hold harmless clause to cover my inability to spell or sell.

On the more legal forms like Limited Power of Attornies etc. I go on line and pick them up from a bunch of high priced services that most legal members belong too.

For wills and stuff I utilize the standard forms such as Walcotts put out but I really modify them with the little special parts all of these forms require as you adjust them to specific instant.

I try to cut them down, remove all the repetative stuff and the wherefores, and comes now the Plaintif etc. etc. I try to keep contracts just that simple and to the point..

Deeds of Trust and Grant Deeds and all of those title like things I get from the title companies cause they are writing insurance on these transactions and I do not want them to get nervous.

I hope this is helpful I wish someone had done this for me a hundred years ago. I told Moses to be careful with those commandments. Broke at least ten. Thats why so many converted.

    Cheers Lucius

Start developing relationships with others in the industry. Making a copy of a form and giving you one is rarely a big deal, especially if they may do business with you in the future. Here are a couple of ideas:

local book store (mine sells a ton of them)
Office max (sells generic legal forms)
    Prepaid legal companies
    title companies
    realtors
    real estate groups
    Lawyers that you may know.

and last of all, all of your TCI friends!
