there is a DFW group on this site.. go to Groups at the top, then click on TX. It might be possible to find an investor in the group..

Finding investors is easy, once you've decided on the return on investment you're going to offer them, and started smart ad campaign to find them.

When I started with RE & MH investors I was offering them 30% per year on their money, but I soon ratcheted that WAY down, because to most savvy investors, 12%-15% is VERY good, but not too good to be true.

In fact a friend had a call from one of his investors wanted ads & the caller blasted him for running a con...because he was offering 12% !

when u line up deals they just seem to appear - like magic. i was blown away at how many called me once i got a 100 or so posts here. hahaha. perfect for me. most will want to partner and own the prop with you, but surely if you get a few to choose from, you can start to widdle down the percentages - like previously stated.

just keep on the phone, call people and set up deals and everything falls right into place - hopefully. stay on the phone!

call the "i buy houses ads" on telephone polls and talk to the people who answer and ask them if someone in thier office is an investor. for me, 1 out of 4 has a cash investor. the rest will be people like you, who want to buy homes with other people's money too. still, get close to them as well and stay in touch and you'll see good things start to happen!

    good luck.

Really liked your post. I know that when we set our intentions and then move forward, things fall into place, but this was a great reminder.

Also, liked the ideal of calling on the other signs to find partners and for networking.

thanks Joan. it's true. i even find that hard money guys will listen if you have contract in hand. if not, you'll either hear that they want 2k in fees to process your money or you'll hear the "we want 620 FICO and ... ". BUT call them with a contract in hand - sometimes even 80% LTV and for a high enough loan, they'll still stew on it b/c they can still make nice moneda.
