Check the Lis Pendens, Notice of Defaults and, Notice of Trustee's Sales wherever your county records are stored. You will most likely find quite a few there. There are also companies that put out lists of foreclosures happening in your area. Get in touch with another local investor or even a realtor and see what they are using. Also get the word out to your friends and family they may know someone who is going into foreclosure and of course the newspaper is great.

I just got started and found a great local investor who sent me the list of foreclosures that he just got and I sent out nearly 100 letters so far ( Thanks Jeff ) and I will continue to send them and make phone calls.

So to paraphrase, county records (Lis Pendens, Notice of Default, Notice of Trustee's Sale), local investor, realtor, newspapers, friends, family.

    Good Luck

Check the legal section in your local paper NOD's are often advertise there. Run "I buy houses" ads in the local paper or penny saver.
