Where Can This Go Wrong?

3 unit current tenants $950 gross rent. $21,000 price. Needs new roof, but if inspection checks out otherwise, can I go wrong? What else do I need to consider.? Any thoughts would be appreciated.

    Check how long tenants been renting. How are payments made? Cash, checks coupons. Exchange for work on property. etc. etc.
    Cannot understand why so cheap. Check your title. Are they the owners for how long if short term check prior deed to them and ck notary if still concerned.

    any bullet holes in the wall, are they recent. any high calibers like 50's. Do they greet you at the door with gang signs. Which ones? Oh 18th St. thats all right. Ask Tim do do Aker to cosign their leases.

    What is the area like any possibilitiy of plunging fire from any taller buildings along the street. ck police reports. Do they store body parts in the basement
