Hey guys, where can I get a simple not so long but complete purchase contract with not so many contigincies but with a backup clause in case I cant close or assign it in time?

You could do what I did: I got the IL realtor's purchase and sale contract (free online, check it out for NJ, maybe on the NJ Realtors Association website) and another one from the Freebies section on this website (under Products and Services/Freebies), then started hackin' and whackin'. I kept the pieces that protected me as a buyer and stripped out things I didn't need, like the whole section on condos (not looking at those right now), financing contingencies (doing sub to, didn't need those, etc.)
Of course, I then had an attorney look over my Frankenstein's monster to make sure I really WAS protected (the "backup clauses" you mentioned) and done.

they are everywhere - you could also go to staples (or some office or stationery store) and pick up lots of stuff. then as they said above, have an attorney look it over.

A lot cheaper than buying all of them separate
