Where Are The Hot Rental Markets?

I'm in Denver, and have been looking into aquiring cash flowing rental properties, but have been hearing the same thing from most of the investors and realtors I speak with: the prices are so high and the rents so low here that it is near impossible to aquire cash flowing rentals at this time.

This has led me to consider aquiring rental property out of state and hire a property management company to manage. But where? Is there a statistical report of some sort that shows the best places in the country for rentals? What are things like in your area? Chime in here. Thanks in advance for your help.

    Every area has it's good and bad points WRT REI. If you are just starting out, I wouldn't try being a "long distance landlord" on my first rental property - even with a property manager. Unless you are willing to move, I would check with a local REI club and see what they are doing
