When si my name on title?

I've found a property with an after improved value of approx. $140K. Seller is willing to do lease iwth option to buy. Lease payments would be the improvments to the property which far exceed the lease price. Goal is to improve and sale property. How is m interest (and money) protected using this method. Do I apply to have my name on title before the lease option. I am talking with attorney but want your opinions. Much thanks.
