When Selling FSBO, Is There Certain Docs I Have To Have(m)
Of course my deed but what type of disclosures do I need to have and paperwork. I'm thinking I should get an attorney if it is a difficult process. I want to make sure I don't get sued down the line so I want to make sure I have all forms and paperwork when I close on a property I plan on selling.

You should definitely get an attny. And a copy of a good Purchase and sale agreement for your area. The time and money spent on a nice presentation package and disclosure document is probably well spent if only because it will make you go through the house carefully and think about its strong points and weaknesses. Look around for little "fix up" projects that you live with all the time and don't notice any more. Spiff up the landscaping.
Where can I find those things myself so I'll be ready with the next sell I do? Will an atty provide me with those things? Normally the RE agent does that right? Which is cheaper RE agent or atty?

If you don't know anything about how to sell a house by yourself, then the best, and safest method is to use a real estate agent. An agent's job is to get you the best price for your house and do it properly and legally so that you won't get sued down the line.
If you are going to continue to sell properties, then use this one as a learning experience and then you can follow the actions and have the forms for the next time. However, if you just plan on selling properties outright, no L/O's , owner financing, etc, then your best bet is to find a good agent to list/sell your properties as the majority of all homes sold are thru the MLS.
If you go with an agent, take the time to find a good agent, particularly one with a good track record of selling homes fast. Ask questions, and most importantly get referrals of agents in your area.

Yea, I think I am going to use the agent that brought this deal to me the thing is, I don't really know his selling skills, we haven't talked about this before. I feel obligated to him because he's worked hard on a couple of deals for me, the deals fell thru but through not fault of his. This deal we're working on is closing this Friday and I'm planning on putting it right back on the market. The thing is, like I said, I don't know his selling capabilities. How do I approach him about this? I want to unload this property as fast as possible.
