When Is A Rehabb Considered New Construction

I have looked at some bad properties in good areas. It would be better to take out the existing house and start over. How far can I take a existing house apart before it is considered new construction? I live in Maryland. Thanks.[ Edited by drc66 on Date 01/15/2004 ]

    I would call your local building dept and ask them that question, since they are ultimately going to be the deciding party since they issue the permits.

    If you are talking about in the financing industry. It would become a new construction if you take out an existing foundation wall, structure, post. If you remodel anything else or add to the house or would be considered an addition or rehabbing. But local inspection codes are different from bank guidelines. LORI
