Whats A Goog Voice Mail Company To Go With, Also, Does Anyone Have A Good Script?
Well, I am finally getting started now that I have found a partner with deep pockets. The only other thing that I need to do is start advertising. Since I work a full time job, I cannot answer the phone all day. So what I need is a good voice mail service and a nice out going script.
I am trying to target homes in distress and preforclosures, if that helps with the script. Let me know guys. 8-)

I use www.ArchTelecom.com. However, if I had to do it again, I would go with a new one I found and refer to my clients called http://www.AdTrakker.com.
The most important feature to look for is the ability to automatically capture the phone number and run it through their database to send you name and contact info for the caller. This allows you to follow up your callers.
Since they have called, they have "raised their hand" and expressed interest. Those are the best leads and you want to be able to have at least a few more contacts with them by phone and/or mail.
The second important thing to have is different extensions so you can track your advertising. for example, my postcards may have x300 listed and my newspaper ad has ext. 400 listed. That may I can run a report and based on which extension is called the most I know what advertising is getting the best response.
I run an ad offering a "Free Special Report". To get the free report they call my 24-hr Free Recorded Message. Once they do that, they have "raised their hand". The report outlines all the benefits I can offer them.
My recorded message is as simple as this:
MAIN GREETING
Quote:"Thank you for calling our 24-hr hotline. Please enter the extension you are trying to reach now."
MAILBOX EXTENSION MESSAGE
Quote:"Thank you for calling COMPANY NAME, to inquire about our free report "TITLE OF REPORT".
If you need to sell your house without the usual cost, time demand, and hassle, then this report is for you. You will discover a simple and proven way to sell your house fast.
My name is MY NAME. I am currently buying houses in your area. Your house could be sold in a matter of days. To get the free report and learn more, leave your name, mailing address and phone number after the tone.
Please speak slowly and clearly and spell any uncommon names.
You can also reach my office directly by dialing 0 now. I look forward to hearing from you."

You were talking about a "free report." What type of report would you be giving them? Is this the offer that you give them or do you have a report?

I have a couple free reports that I offer. One is focused on people in pre-foreclosure. Another is more generic for distressed sellers to find sub-to deals and the like.
A free report is basically a sales letter that outlines the benefits that you have to offer. It answers the question:
Why should they do business with you over any and every other option available to them?
When you write a "free report" you want to remember that you are not in the business of buying and selling houses. You are in the business of stress relief and solving an impossible problem. That is the service that you are pitching to them.
If you make a bullet list of the benefits you have to offer (fast cash, debt relief, no closing costs, etc.) the free report just outlines and expands on these items.

This system has worked well for me. If implemented correctly it pre-screens prospects for you. By the time you talk to them on the phone they are pre-disposed to do business with you. It is just one of many effective marketing tools, but yes, I am a fan of the free report system.
