What Would You Do If You Had This Opportunity?

Hi folks, how is everyone?



this topic is about what you would do if you were able to put yourself in the following position (i.e. what type of interesting and creative uses would you have for the situation I am going to propose). So here goes:



You do not own any property yet, but DO own the rights to 20 signed 1-year leases (with security deposits!). The tenants who signed these leases are individuals who actually only occupy a unit "semi-quarterly", but will pay a years worth of rent. These tenants completely move out at the end of their quarter, leaving the unit empty until they come back about 3 months later for the next stay. The really interesting thing is that the tenants signed the lease with the understanding that they may not be coming back to the same unit, but possibly a nearly equivalent unit that is, say 4 miles away. You do not own these units yet, but you own the leases, and a percentage of rents coming in!



So, youve got paying tenants, 20 leases, and a cyclic occupancy that allows extreme flexibility. And did I mention this will be occuring every year? 20 new leases under the same circumstances?



Now, I ask, what would you do with this situation? how would you creatively use it to your advantage? How would you use it to cleverly leverage your investment methods? I am very curious.
