What Should I Do?

I bought a house to rehab on may26 and I specifically told the settlement attorney that I wanted the deed to be recorded in a timely manner and that I wanted a copy of the receipt from the court house showing the deed has been recorded. I called the indexing office two days ago and they told me the deed has not been recorded, called the title company they claim that the deed was not recorded because the sellers did not pay recordation fees I thought the title company was suppose to deduct all the fees before paying the seller, has anybody had this experience before? and what do you suggest I do? needless to say I am furious right now, is there a body that regulates this title company that I can call?

    thanks for your response, I spoke to the office manager and she told me that the bank that transfer the property to the reo company did not pay the recordation taxes and she said she will get in touch with their main office and have them pay the money and then go after the bank. I told her all I cared about is to have the deed recorded in the county court house or else I am sueing them for negligence, because the bank that I bought the property from (providence bank demanded that I settle with this company as part of the requirement for the sale) and so they should have worked this out long before putting the property up for sale.
