A client has a 2 year old $100k townhome in a 120k neighboor-$1,000 month payment and just want out-her boyfriend left.

    If she only owes $100k, I would take it over subject-to then turn around and sell on a CFD for around $130k with no qualifying.

    Just one idea.

    Also get a list of all the neighbors in the town home complex and mail them a sales letter/postcard. Some of them might know a family member or co-worker who wants to move in. You can get a list of owners in the area by using a data service like Real Quest or others.

    I just found www.eurekaware.com

    Check it out. You can download it for 39.95 and it integrates with Microsoft Outlook. It does not work with Outlook Express.

    The neat thing is that if you are currently using Outlook Express you can direct your emails by default to Microsoft Outlook then merge all of your previous contacts and emails over.

    Just check it out. I already have and will be purchasing today.

    Charlotte , I have just gotten ACT . I wias wondering if you had some kind of format or layout that was geared toward REI. doing Short sales , aution keeping up with letters and mailings . It is a bit overwhelming to dig into . Thanks . Tracy

    But if you want to build one I started using Access it’s the best and more powerful then Act, the only problem is tying in the leads from your web sites it’s tricky and mass mailing to your prospects like when you are wholesaling.

    I have sent Dan a warning about advertising in his signature and now he blantly is doing it in a post.

    I have a real problem with members promoting their products who are so hard for business that they need to break the forum rules.
