What script to use on Pre-Foreclosures

Does anyone have any suggestion on what script to use on the phone with preforeclosures or even knocking on their door, I have no problems calling them just don't know what to say.... any advise will be appreciated.

    Hi Cahsnow,

    I'm sure you will get many answers. I approach people differently than most. Alot of investors tell you to hurry thru the conversation and find out how high their motivation is, if they don't sound motivated then move on.

    I do things differently. I use a SOFT approach, get to know the people, how they came to be in foreclosure, or needing to sell, what are their future plans, if i hear children or pets in the background I ackowledge that they have children/pets and so do I. Then ask ages, what kind of dog/cat etc. I build a trusting relationship. It's gotten me far in my business. I may not get the deal right then and there, but they do call me back later!! Bottom line- I spend time listening, and understanding thus building trust.

    I wish all investors were like this. Sometimes preforeclosees think investors are just out for the money. Profit is good, but it is still nice being able to help someone out of a jam.

    KRISTY Couldn't Have Said it BETTER!

    Here's something I do:

    "MAKE AN OFFER ON EVERY PHONE CALL TO ANY OWNER YOU TALK WITH DIRECTLY!"

    LEAVE ANSWERING MACHINES w/a MESSAGE Saying that:

    "I saw your home's foreclosure sales date, Tax sale date, condemnation order, housing code-violations and I CAN MAKE YOU AN OFFER TO TAKE THIS PROBLEM OFF YOUR HANDS TODAY!!"

    You will DEFINITELY GET ALMOST EVERY CALL RETURNED!

    When they call you back ask them:
    "What would You Like to See Happen with this situation with your Home?"

    then SHUT UP and LISTEN WELL!

    You can build TRUST by LISTENING, afterall that is why our Friends are our Friends!

    ---We listen to all their woes and highs & lows, and They do the SAME when we bend their ears---It's why we like each other so much!wink

    Anyhow, just get to know your market---listen to their needs and respond with emapathy for their situation and OFFER TO HELP!

    While most investors never INVEST(NOT spend) the time to create GREAT DEALS, you now have the POWER of this WONDERFUL SUCCESS SECRET!
