What's Your Preferred Exit Strategy?
It seems the more I read and research, the more confused I get as to the best fit for me to buy and sell in my market. At first, I thought leasing w/ option would be the ideal exit strategy, but how does it compare with a wrap mortgage? What are the pros/cons of each? Is one generally harder to market than the other?
Any comments on exits would be great!

I prefer to use Owner financing. I create the note and sell it a discout to get paid now. I find I tap into a larger pool of buyers by using this strategy.

For a beginner the best advice I can give you is to begin by flipping houses to other www.investors.This will help you build some experience and money.
Get assignable contracts and flip them to rehabbers. Less exposure to you and faster cash out.
