I have had up to 7 separate rentals that I was managing and I did not use any software to track the payments. It was pretty simple to handle manually.
I now use a property manager as I find it a better use of my time. They send statements and all have software but not the same software. I do not care as long as I can read the statement.
So, unless you are managing a lot of properties I am not sure you will get a good return on any investment in software. Programs that help you analyze if you should buy or sell might be helpful. Most I have seen in this area are also just spreadsheets and some folks who like to build such things tend to share them.
I use a calculator so no help in that area either.
BTW - I have a degree in software and have worked in the software industry for over 20 years so it is not a fear of automation. I just have never seen much that offered great value for money compared to an HP calculator and a check register.
I hired a property management company, they take care of collecting rents etc. Yes they take a piece of the pie, but 10% is well worth not having the headache.
