What Next?

Hi everyone,

I've been reading and studying wholesaling for a while now and can't seem to get past the, "Analysis to paralysis"! I decided I'm just gonna do it. But I need some help. I found a house in my neighborhood that is vacant, e.i. windows boarded up etc. What is my next move? I know this question is so basic, but from all the information I read, I can't seem to put everything together, the steps if you will. Any help will be greatly appreciated!

God Bless as luck has nothin to do with it!

Tania

Go to the town assessors office, with the addrress of the property. Tell them you need a book and page on the property. This will tell you who owns it, and their mailing address. with that info, go to the tax clerk, and get the tax information. You want assessed value, tax rate, and anya liens on the property. This info will give you an idea if you want to pursue the property or not.

Eric is right. The info you get from the tax assessors office should provide you with the owners current address. After that, you simply right them a letter stating you want to by their house. When they respond, you meet with them to see the house and make them an offer. If they except the offer, get the house under contract. Run a title search, which a title company or real estate attorney usually does. It costs from $50 to $250 dollars. (shop around) If or when it comes back clear free of liens, judgements and encumbrances, you are ready to rock and roll and find a buyer to buy the house for an assignment fee.
