What L/O Ads Gets Your Phone Ringing?

I need some suggestions from you guys on some lease option ads for my local newspaper. Any suggestions would be appreciated.

    I am ssuming you mean an ad to sell a property on L/O. In that case, here are some headline ideas that work well:

    "No Bank Financing" or

    "Discover how to buy the home you deserve without qualifying with the bank" or

    "Buy the home you deserve even if you have gone through bankruptcy or have bad credit"

    If you ask me, it sounds like you need better leads. The tough part is to find the properties, IMHO, but after that, everything else is pretty easy.

    Jason,

    You are correct your are having a problem, because if you are getting 20-30 leads during the month and not doing any deals then the problem is with you.

    Just a few basic questions to get started:

    Are you getting face to face with the sellers or are you relying on what you are told over the phone?

    Are the people advising you finding 70% LTV deals and buying junkers for 50% of market value?
