what is the difference between a sheriff sale and an upset tax sale?

    Hi Mark,

    Upset tax sales are used in Eastern Pennsylvania to sell property for non-payment of taxes. Sheriff's sales are used, in many states (PA, OK, etc.) to sell properties after a judgement and/or as lender foreclosure sales. In Western PA, tax foreclosures are treated just like lender foreclosures, and if an owner doesn't pay property taxes, the property ends up being sold by the Sheriff.
