What is the best time to hit prefores
I m doin my direct mail campaign for pre foreclosures.
? when is the best time to hit them and is ther better messages to use depending on the time. ie on the first postdcard or letter, is advisable to use strong sell your house and stop foreclosure language or better to be a bit more vague?
Also, another site had someone suggesting not using postcards because it announces to the world that the person is in foreclosure and may keep them from calling you. Any thoughts on that.
Just looking for a bone as my direct mail has not produced a deal yet and i'm looking to tweak it to get some RESULTS.

what is the best thing to put in the return address spot on envelopes and postcards? does it matter? anyone have a suggestions.

The best time to hit a preforclosure is as soon as it hits the legal section of the paper and/or the courthouse. I seldom use mailings. I like the door knock. Keep in mind that most people that are being forclosed on are most likely having problems with other creditors too. They don't like the MAIL. The only time that I will use a mailout is if I get no answer at the front door. My mailout is hand written which gets a person to read it. I am not saying that mailouts do not work, I am sure that some folks have success with them. I like the personal approach. Look at it this way... when a pre-forclosure gets listed, their are many people that will do mailouts but not many will actually door knock. Wnat to get your #'s up???? DOOR KNOCK.

thanks for the response. Door knocking it my next plan of attack. Trying to over come time constraints ( job) and fear!

The only way to overcome your fears is to go out and knock on the door. The most that can happen is that they say they are not interested. Even so, still leave your #. They may not be interested at that moment but they may be intereted next week. I had the same problem when I started. When I realized that I was loosing Hundreds of Thousand of dollars, I lost my fear real quickly. Your very 1st goal should be to go out and knock on 15 doors. By the 5th or 6th door knock you will loose your fear. Always approach a preforclosure with the attitude that you are there to help them. Regarding the hand written note: I always know the owners name before attempting contact. The note reads as follows: "John, call me right away I have something that you may be interested in!"

Does anyone know any good book or courses that offer good suggestions in learning foreclosures, the process and how to invest in them? I heard of a book by Joe Kaiser, how to dominate your foreclosure market. Has anyone read this book, if not can you recommend any? Thank you for your help!!!!
I was listening to one of the archived real estate radio shows and this investory sends a letter and a lottery ticket inside the envelope. On the outside, it says "Lottery Ticket Inside". The letter reads, "here is a lottery ticket. If you win, you have just solved your financial problems. If you don't win the lottery, I can solve your financial problems." I haven't use it yet but I'm thinking about it. By the way, I'm currently sending postcards to NOD listings. I really want to get in touch with these people preforeclosure. Where do I go at the courthouse to find these and what is the exact term I should be using?
Well I tried the mailing out of 250 lottery tickets during a 30 day NOD mailings with a back up letter and post card every week..and not one phone call back...i did this up here in Northern Caliornia.
