What Is The Best Method For Handling Financing?

I am not sure if I posted to the correct area, but here it is.

I am currently searching for properties to purchase, so my question is this....

I have around 20-30k cash to invest and about 170k in a home equity line of credit. What is the best way to disperse funds so I am able to purchase multiple properties? If I use a bank for investor financing then I am looking at 10-20% down, which would eat up all of my cash at once. If I use the h.e. loan, then I am adding additional carry cost. I know there are different methods to approach this, but as a new investor which method would benefit my circumstance the best? I guess I need help laying out a funding strategy.
